Why get your air con unit serviced?

Did you know one of the top 5 repair requests we receive is regarding air conditioning units?

And it's also one of the three top essentials that tenants look for when searching for a new home, so it's worth having and looking after.

Tenants prefer air con in a living area and master bedroom.  Some rentals have a unit in all bedrooms.

Here on the Gold Coast, air con is a big deal.

In the winter time, mornings and evenings are chilly, and most air con units provide a heat setting - perfect for a blast of warmth to raise the inside temperature an essential few degrees!

And then there's summer - some people can't live without air con during the hotter months!

In addition to heat and cooling modes, most units also have a 'dry' setting which creates a dehumidifier affect - great when there's been a few days of rain to help get rid of moisture in the property.

The Gold Coast is also home to millions of tiny creatures called geckos who just love using air conditioning units as their rental home too!  Often they can cause a unit to break down so it's always worth servicing to ensure any unapproved tiny tenants are moved on!

How long should an air conditioning unit last?

While every unit is different, it's fair to say that, with proper maintenance and care, you can expect a good 10 to 15 years of cooling from your air conditioning unit.

How you can optimise and maximise the life of your AC unit.

Easy.

Service your unit/s every year.   For every year that your air conditioning is in operation, not serviced, it loses 5% of its efficiency which means the unit will have to work harder!

When?

Around about now (August/September) so it's in top health ready for the top temperatures ahead of us....

Tenants also have the responsibility of cleaning the filters - this is an easy job involving lifting the unit lid, removing the two filters (they easily lift out), they can be hosed off outside or under the tap, left to drip dry and then put back.  Filters and air con units are always checked during the exit and entry inspections to ensure they are mould and grime free.

What's the cost and benefits?

Servicing your unit costs less than $200 and will –

·      *   increase the life of your unit (meaning you won't have to buy a replacement for longer)

·      * increase the efficiency (reducing power consumption)

·      * reduce stress on the unit

·       * eliminate all mould/fungus

·       * identify any issues before they get worse and cost you more

We engage licensed electricians who specialise in air con for our servicing, rather than simply an air con cleaning company.  This means units are checked as well as cleaned and if a fault is identified, it saves on any further call outs.

PS. Did you know 24 degrees is the best temp to run your air con at for efficiency and unit optimisation?
